Business licenses are issued by the Commissioner of the Revenue; however, as part of the application process for a business license, zoning approval of the physical location for the business is required. Business license zoning verifications are conducted for both commercial businesses and home occupations. If the new business constitutes a change of use at the location, a Certificate of Occupancy may be required.
Most business license zoning verifications are completed in one business day unless there is a change of use at the location.
Zoning verifications for a business license are reviewed for compliance with the use table of the applicable zoning district in the City of Roanoke Zoning Ordinance. If the business is located in a home, additional standards for Home Occupations will apply.
Visit the City of Roanoke's Real Estate GIS page to determine your property's zoning designation.
There are no additional fees for a Business License Zoning Verification.
